Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $50 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are nonrefundable.
Applications may be found under the “floor plans” tab of our property website, or you can stop in the office for a paper application during business hours.
Water, Sewer, Trash, Pest, Vectren (electric)
Security deposits will vary depending on qualifying criteria. Deposits range from $500 up to two months' rent.
Rent is always due on the first and a $150 late fee is assessed on the 6th of every month (even Sundays and holidays).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Any number of pets living in the apartment will then require a one-time, nonrefundable $400 pet fee. Monthly pet rent is $35 per dog and $35 per cat. Breed restrictions apply, please contact the office.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is one month's rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, WOW and AT&T are our community cable and Internet providers.
You are allowed to use grills on the property. We also provide a gas grill at our clubhouse and charcoal grills near the picnic area.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

We have had a wonderful experience living here. The office staff is always kind, helpful and friendly. The Maintenance staff has been timely and friendly as well. We look forward to taking advantage of the pool once the weather warms up and my husband is enjoying the gym. It is so convenient to everything on the east side. We were concerned moving into an apartment with 2 kids who were not use to apartment living, but the apartments are well built and you do not get noise from your neighbors. I

I've been living here for the past year and have had no issues at all. Nice location and pretty views! Maintenance has been on top of things, and the front office staff has been very helpful with answering my questions. I just recently had plans to move out of the Evansville area and did not extend my lease then had a change of plans and was able to re-sign. The office staff helped me figure things out and were very understanding of the issue! Had they not helped me, I would've had to move out.

I am very happy with my experience here at Pavillion Lakes. I am leasing short term because I lost my house in a fire. When I was looking for a place right after the fire occurred, the staff was extremely helpful and understanding. I love the little fenced in patio for my dog and the apartment is really nice. And the maintenance guys will keep at it until the problem is solved. Thank you to the staff for making my stay so wonderful. I have even thought about selling my house when it is rebuilt a

I worked for a resident who lived in Pavilion Lake and enjoyed the area and that apartment. I wouldn't mind living there and they have so many cool amenities to offer! Plus the area is absolutely beautiful! Not to mention close to shopping stores that's always a plus! It was a good environment when I worked for that Resident.
